Buying Property in Amed: From Property Search to Handover

Buying a property in Bali involves more than finding the right villa or piece of land.

For many buyers, particularly those purchasing in Indonesia for the first time, the bigger questions often come after finding a property they like: How should I structure the purchase? What should be checked? How do I make an offer? Who prepares the agreements? When is the deposit paid? And who makes sure everything actually reaches completion?

At Amed Treasure Properties, our role extends throughout this process.

We help buyers define what they are looking for, identify suitable properties, understand the local market, negotiate the commercial terms and coordinate the transaction with the seller, notary and other professionals through to closing and handover.

Here is what that process typically looks like.

1. Understanding What You’re Looking For

A successful property search starts with more than a budget and number of bedrooms.

We first try to understand what you actually want to achieve with the property.

Are you looking for a permanent home in Amed, a holiday villa, an investment property or land for a future project? Do you prefer an established neighbourhood or an emerging area? Are ocean views essential? How important are easy access, restaurants, beaches or proximity to Amed Central?

We also discuss practical considerations such as:

  • Budget and timeframe
  • Villa or land
  • Preferred locations
  • Freehold or leasehold preference
  • Personal use or investment
  • Ocean, mountain or volcano views
  • Road access and accessibility
  • Existing villa versus future development
  • Rental or commercial intentions

Understanding these priorities allows us to focus the search rather than simply presenting everything currently available.

2. Property Search & Shortlisting

Amed is still a relatively small and relationship-driven property market. Not every opportunity is professionally advertised online, and more listings do not necessarily result in a better property search.

Our approach is deliberately selective.

We shortlist suitable properties from the ATP portfolio and, where appropriate, explore additional opportunities through our local owner and property network, including properties that may not yet be publicly marketed.

The objective isn’t to arrange as many viewings as possible.

It is to identify a manageable selection of properties that genuinely match the buyer’s priorities and are worth investigating further.

3. Property Viewings & Local Insight

A viewing should tell you considerably more than whether you like the property.

When viewing land or villas with buyers, we provide context around the property and its surroundings. That can include road access, neighbouring land, existing and potential future development, orientation, views, terrain, proximity to services and other practical considerations that may not be obvious from photographs.

Sometimes this means pointing out weaknesses as well as advantages.

Our role isn’t to convince a buyer to purchase every property we show. We would rather provide honest and useful feedback that helps determine whether a property genuinely makes sense for that particular buyer.

Local knowledge becomes particularly valuable here. Two properties only a few kilometres apart—or even two neighbouring plots—can offer very different characteristics and development potential.

4. Offer, Negotiation & Sale Terms

Once the right property has been identified, the next step is agreeing on the commercial terms.

Price is only one part of a property offer.

Depending on the transaction, we help buyer and seller establish terms covering matters such as:

  • Purchase price
  • Deposit
  • Payment schedule
  • Due-diligence period
  • Target closing date
  • Handover date
  • Furniture and inventory
  • Existing bookings or tenancies
  • Lease period and extension conditions
  • Documents or conditions required before completion

Our role is to keep expectations clear on both sides and identify potential misunderstandings before they become problems later in the transaction.

Once the principal terms have been agreed, they form the basis for the Sale & Purchase Agreement.

5. Ownership Structure & Sale & Purchase Agreement

Before proceeding, the appropriate ownership structure needs to be understood.

Depending on the buyer, property and intended use, this may involve leasehold, Hak Pakai or a corporate PT PMA/HGB structure.

ATP does not provide legal advice. We can, however, introduce buyers to experienced notaries in the area and coordinate closely with the selected notary throughout the transaction.

Once buyer and seller have agreed on the principal commercial terms, ATP structures these terms into a clear Sale & Purchase Agreement.

The agreement is intended to establish in an understandable format what both sides have agreed to—including the purchase price, deposit, payment and closing schedule, due-diligence conditions, handover arrangements and any transaction-specific conditions.

Once the Sale & Purchase Agreement has been agreed and signed, the deposit can be placed with the notary as agreed between the parties, and the formal due-diligence process can proceed on the basis of the agreed transaction terms.

This creates a clear framework for both buyer and seller while the legal checks are being completed.

6. Due Diligence, Notary & Closing

Formal legal due diligence is carried out by the buyer’s appointed notary or other appropriate professional—not by ATP.

Depending on the property and transaction structure, the review may include:

  • Land title and registered ownership
  • Hak Milik, HGB or leasehold documentation
  • Zoning and permitted use
  • Land boundaries
  • Legal road access
  • Mortgages and other encumbrances
  • Building documentation
  • Relevant taxes
  • PT PMA documentation where applicable
  • Lease terms
  • Intended use of the property

ATP’s role is to coordinate the process around that legal work.

We help collect and communicate documentation, follow up on outstanding questions, coordinate communication between buyer, seller and notary, and make sure issues identified during due diligence are addressed rather than getting lost between the different parties.

If amendments, additional documents or clarifications are required, we remain involved in finding a practical path forward.

Once due diligence has been satisfactorily completed and the agreed conditions have been fulfilled, the transaction can proceed to the appropriate notarial documents, final payment and closing.

Our Involvement Doesn’t Stop When the Deposit Is Paid

This is an important distinction in how we approach a property sale.

We don’t consider our role finished once a buyer has selected a property, signed an agreement or paid a deposit.

The period between agreement and closing is often when buyers need the most support.

We remain involved throughout the transaction—following the progress of due diligence, communicating with the seller and notary, helping resolve outstanding questions and keeping track of the practical and commercial elements required to reach completion.

We coordinate the documentation and due-diligence process with the notary, help identify questions that need to be resolved, and remain involved until the transaction and handover are completed.

7. Handover & After the Sale

Closing isn’t complete until the property has actually been handed over as agreed.

Depending on the transaction, we help coordinate:

  • Property and key handover
  • Final inventory
  • Relevant property documents
  • Utility and service information
  • Seller-to-buyer introductions where useful
  • Practical information required to take possession of the property
  • Outstanding items agreed as part of the sale

For land transactions, the handover may be largely documentary. For an existing villa, there can be considerably more practical coordination involved.

Either way, the objective is the same: a clear transition from seller to buyer and a properly completed transaction.

One Point of Coordination — With Independent Professional Support

A property transaction can involve a surprising number of people: buyer, seller, agent, notary, accountant, surveyor, company consultant and sometimes additional technical specialists.

Amed Treasure Properties does not replace your notary, tax adviser, surveyor or other specialist.

Our role is to keep the transaction coordinated—connecting the buyer, seller and relevant professionals and making sure the commercial and practical side of the transaction continues moving.

Where specialist advice is required, we can introduce appropriate local professionals and help ensure they receive the information necessary to do their work.

This allows buyers to have independent professional verification where it matters while still having one point of contact who understands the transaction from the initial property search through to completion.
